Property description

This Bushveld Retreat/Game Farm is a 51,3919-ha farm situated in Hartbeesfontein, approximately 45 km's from N1 and 25 km's from Cullinan. It has a servitude access road of 9,45 meters wide approximately 1,2 km long with
a sliding gate at the entrance. The main entrance has face brick walls with lockable sliding gate and a cattle bridge.  

The farm is fully fenced with 21 strands as well as "jackal" wire and electrified with the 3 bottom strands connected to an energizer.  

The farm consists of 2 large game camps with sliding gates and 2 small camps fully fenced with sliding gates for sheep, one has a duck pond and the other a walk-in foot dip for sheep.  

The Farmhouse has 3 large bedrooms, 2 with ensuite bathrooms, large lounge/dining room with built-in fireplace, open plan kitchen with gas stove and oven, and a large veranda for game viewing and sunsets. There are aircons in the lounge, main bedroom and guest room. 

The farmhouse area has an electric fence with automated access gate. There is a Lapa, a Face Brick braai, a Large Boma, 3 Sliding gates giving access to the camps, 5 Vehicle Carports, and a Pony Shed / Paddock. There is a Servant's Quarter with a bedroom, kitchen and toilet with shower, toilet and basin with a wall around servants' quarters. 

There is an operational profitable guesthouse on the farm (financial statements available) which consists of a Main building fully fenced with lockable sliding gate, 2 garages (for vehicles and accessories, a cold room and butchery area, and slaughtering facilities. Hunting is allowed on the farm. 

The guesthouse can accommodate 24 guests in 4 separate Cottage Rooms and 3 separate Family Rooms. The Cottage Rooms are equipped with 1 double and 2 single beds (Each can sleep 4) and each room also has an ensuite bathroom (shower, toilet and basin) and ceiling fans.  

The Main Venue has a large kitchen and scullery with melamine cupboards and tops with gas stove/oven, an Oak Wood Bar with Melamine Counter with small basin, a very large entertainment area, an indoor braai with Oak Wood cupboards, tiled counter with basin, and an alarm system. 

There is an underroof Braai Area with seating and small counter, a small and a large Boma with counter and basin, an underroof small relaxation pool, and Splash Pool with seating. There is a Solar/Electric Geyser for the Cottage Rooms, a Solar/Electric Geyser for the Main Venue, and 2 x 5000lt Jojo Tanks equipped with pressure pump. 

There is an outside building that consists of 2 stables and 2 storerooms easily convertible into accommodation.  

On the farm there are 3 boreholes (1 equipped with submersible pump, 1 with windmill feeding the ground dam, 1 borehole not equipped), 1 Ground Dam, 1 Cement Dam, 1 Steel Dam and various fruit trees and avocado trees. Included in the price is a Toyota Game Viewer vehicle. 

The game on the farm includes Impala, Nyala, Kudu, Zebra, Blue Wild Beest, and Blesbok. The game is not included in the selling price but a separate price on the game may be negotiated.
